Boundary Lines, Easements, Encroachments, Fences and Trees.
Representation of landowners regarding disputes involving an encroachment (boundary line dispute) such as: trees, fences, driveways, gates, retaining walls, sheds, etc… We have significant experience handing: boundary line disputes; quiet title actions; adverse possession; and prescriptive easements. HOA and Condominium Matters.
I provide legal advice and counsel to condo dwellers as well as to HOAs and their Board of Directors on California law and the rights and remedies available to the parties in a dispute relating to: CC&Rs and Bylaws; Rules Enforcement; Maintenance and Repair Issues; HOA Board of Director and Member Meetings; HOA Dues and Special Assessments; and Owner Disputes.

Construction Contracts.
Drafting and review of construction related documents for contractors, subcontractors, and home owners. For contractors and sub-contractors we ensure the terms of the contract not only meet California's stringent requirements, but also provide for a fair means to ensure timely progress payments, and a quick and efficient way to adopt change orders. For homeowner's we review the contract presented, and typically will add provisions clarifying the scope of the work, and providing for an effective means to ensure suppliers and sub-contractor's do not place a lien on your property.

Purchase and Sale of Residential Property.
We handle the preparation and the review of residential real estate documents, including purchase and sale agreements. Our firm will advise buyers, sellers, brokers and escrow managers on the purchase process. We also review documents to ensure they comply with the relevant laws and that they minimize any potential risk of future liability.

Commercial Real Estate Leases.
We handle the negotiation, drafting, and review of commercial lease agreements for regular office space, store fronts, shopping centers, industrial space, as well as medical and dental practices which often have special needs. We can also provide appropriate written notices to a commercial landlord, or commercial tenant, with respect to a particular problem or concern.

Landlord- Tenant Matters.
Disputes between a tenant and landlord are typically based either on the payment, or non-payment of rent, and proper maintenance of the rental unit. Tenants are required to pay their rent on time and not to purposely cause damage to the rental unit, and landlords are required to ensure the rental unit is properly maintained in conformity with the state and local building, housing, and health codes.
