Landlord - Tenant Evictions: Landlord Tenant law involves not only eviction services in Los Angeles, but also the preparation of various documents and notices that can often help to mitigate the potential for litigations such as: California residential rental agreements and leases that conform where necessary to rent control provisions, three day notices to pay rent or quit that will stand up in court, 30 and 60 Day Notices to Quit, letters to landlords. I also provide advice to both California landlords and tenants regarding: the validity of the rental agreement or lease, Security Deposits and Prepaid Rent; the tenant's duty to pay rent; the landlord's duty to maintain; the right of access; and Eviction. In many cases, a landlord will pull a form 3 30 or 60 notice off the internet, and when reviewed on behalf of a tenant I might advise a tenant that the notice is defective and that the Los Angeles Landlord will not be able to bring a successful eviction. If representing a landlord, I will ensure that the Notices and Eviction paperwork is properly prepared and served on the tenant so there are few surprises in Court if proceeding to trial.
