When Los Angeles Tenants Must Repay Back Owed Covid Rent

California State law requires tenants to begin the repayment of back owed rent due between March 1, 2020 through September 30, 2021 on or before May 1, 2022 and requires all back owed rent accrued between March 1, 2020 through September 30, 2021 to be repaid to the landlord on or before May 31, 2023 regardless of any local law to the contrary.

If you rent or own a rental property in the City of Los Angeles, the tenant may continue to defer rental payments until the Mayor lifts the local state of emergency, BUT tenants must start repaying back owed rent from March of 2020 through September 30, 2021 on May 1, 2022, and have it paid in full by May 31, 2023.

As to unpaid rent that was due between October 1, 2021 to the date of this article, tenants in the City of Los Angeles will have 12 months from the date the emergency is lifted to repay the rest of the rent. In the City of Los Angeles, the original Covid 19 state of emergency remains in effect and has not changed or been lifted.
